1. Acceptance of Terms

By accessing or using the Far View Holiday Homes website at farview-holidayhomes.com.au or by making a booking enquiry, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use our website or services.

2. About Us

3. Bookings and Reservations

• All bookings are subject to availability and confirmation by Far View Holiday Homes.
• A booking is confirmed only upon receipt of a deposit or full payment as specified at the time of booking.
• Bookings made through third-party platforms (Airbnb, Booking.com, Stayz, etc.) are subject to those platforms' additional terms.
• The lead guest must be 18 years of age or older and is responsible for all guests during the stay.
• Maximum occupancy must not be exceeded. Exceeding the stated guest limit may result in immediate termination of the booking without refund.

4. Payments

• Rates are quoted in Australian dollars (AUD) and include GST where applicable.
• Payment terms and accepted methods are specified at the time of booking.
• A security bond may be required and will be returned within 7 days of departure, subject to inspection.

5. Cancellations and Refunds

Cancellation policies vary by property and booking channel. The specific policy applicable to your booking will be communicated at the time of confirmation. Generally:

• Cancellations made more than 30 days before check-in may receive a full or partial refund of the deposit.
• Cancellations within 30 days of check-in may forfeit the deposit or full payment.
• No-shows are treated as cancellations and are non-refundable.
• We strongly recommend travel insurance to cover unforeseen cancellations.

6. Guest Responsibilities

• Guests must treat the property with care and leave it in a clean and tidy condition.
• Smoking is not permitted inside any property.
• Pets are only permitted at properties explicitly listed as pet-friendly, and only with prior approval.
• Parties and events are not permitted unless expressly agreed in writing.
• Guests are responsible for any damage caused during their stay beyond fair wear and tear.
• Noise must be kept to a reasonable level, particularly between 10pm and 8am, in consideration of neighbours.

7. Check-in and Check-out

• Standard check-in is from 2:00 PM and check-out is by 10:00 AM unless otherwise stated.
• Early check-in or late check-out may be available on request and is subject to availability and additional charges.
• Access instructions will be provided prior to arrival.

8. Limitation of Liability

To the maximum extent permitted by law, Far View Holiday Homes is not liable for any loss, damage, injury, or inconvenience arising from your use of our website or services, including but not limited to property damage, personal injury, theft, or disruption to your stay caused by circumstances beyond our reasonable control (including extreme weather, utility outages, or acts of third parties).

Nothing in these terms excludes, restricts, or modifies any right or remedy, or any guarantee, warranty, or other term or condition implied or imposed by the Australian Consumer Law that cannot lawfully be excluded or limited.

9. Intellectual Property

All content on this website, including text, images, logos, and design, is owned by or licensed to Far View Holiday Homes and is protected by Australian and international copyright law. You may not reproduce, distribute, or use any content without our prior written permission.

10. Website Use

You agree to use this website only for lawful purposes. You must not attempt to gain unauthorised access to any part of the website, introduce malicious code, or use automated tools to scrape or harvest data.

11. Third-Party Links

Our website may contain links to third-party websites (e.g. booking platforms, maps). We are not responsible for the content, privacy practices, or terms of those sites.
